Facade restoration oversight including preservation survey, quantity survey, unit price development, testing and facade construction management of facade remediation.

Description
This South Mumbai landmark was completed in 1903 and remains today the preeminent hotel in all India as well as the corporate icon for Taj Hotels Worldwide. The structure is exposed to dramatic climate changes and has weathered well considering the dynamics of annual monsoons, settling of earth, and the poor maintenance regimen over the past 100 years. The client endeavors to return the building to its original design, which requires removal of added elements and restoration of all facade components. Extensive survey work and testing was required to ensure that remediation of the facade was in concert with restoration of the supporting structure and operating systems within the building. Ultimately, the facade will be returned to its original glory as envisioned by the design architect in the late 1800’s.

Description
This new 8-level building’s upper 4 floors are devoted to gallery space for permanent and temporary exhibitions. The balance of the building of the building includes archives, administrative office, and a large public area, café and museum store. The Museum’s unique facade incorporates cast Tombasil bronze panels, non-directional stainless cladding, and flush seamed sheet metal cladding. The facade was designed to ensure the sightlines were clearly defined. The glass curtain wall is delicately folded within the facade to create natural light in the Museum.

This mid-rise mixed use structure combines traditional and new material while maintaining scale amidst the fast pace of Manhattan. The facade feature custom window wall, ornamental metal, brick cavity wall and point supported glass handrails.

Technical review of proposed facade design, quantity survey, and unit cost estimate.

Description
The unique shape and selected materials presented numerous challenges for the facade and roofing elements of the project. The Architect’s vision included the use of small ceramic tiles on the undulating vertical and horizontal surfaces. We assessed and formulated a technical review and recommendations in regard to the facade design, provided technical narratives for the integration of the support structure and exterior finishes. During the course of pre-construction, we formulated a testing regimen to determine the viability of the Architect’s facade design and provided oversight and a detailed report based on the results of the testing.
